I have been staging homes for almost nine years and I still get giddy when a home is transformed using the current furnishings, along with a little paint  and some hard work. I get even more giddy when a home has been on the market for two years and after it has been staged by Holly Bellomy Interiors and it sells within two weeks!This is the story of that house.The client reached out to me after she had worked with three real estate agents and two home stagers. She wanted practical ideas that she and her husband could implement. I met with the client initially for a consultation. I suggested paint colors, furniture placement and accessory placement. On our second meeting we some more adjustments and the client and her husband did the rest of the work to give it a new look and feel.Goal one: Distribute the weight in the master bedroom.The bedroom was long and narrow with the bed and large nightstands at one end and the fireplace at the other end. A large armoire was placed near the entrance creating a sort of blockade into the room.master bedroom master bedroomWe moved the bed and nightstands to the long wall and then moved the armoire away from the entry and between the windows. The bed was moved to the opposite wall and a sofa was brought in. The wall cabinets and bookcases were moved to the game room.Goal Two: Create more seating in the kitchen nook.There was a pub table and two chairs in the kitchen nook which wasn't enough seating for a home with over 5,000 sq ft and five bedrooms.The pub table was replaced with the homeowner's standard height table and four chairs that they had moved to storage. It's often good to replace large furnishings with smaller furnishings to enhance traffic flow and square footage but sometimes this can backfire as it did in this case.kitchen nookbreakfast nookGoal Four: Create a more cohesive look and a better layout in the family room.The family room had an awkward angle that the homeowner and previous home stager tried to work with. The furnishings sofa and chairs didn't coordinate well and accentuated the awkward angle. There was also a disconnect with the items on the booksheves that flanked the television.We replaced the furniture with two sofas and a coffee table. The sofas were placed opposite each other and we de-emphasized the built-in bookcases that were angled. Then we rearranged the accessories in the bookshelves. The doors were hung as art.family roomFamily Room Beforefamily roomGoal Five: Create a better conversation grouping in the second family roomThis room is adjacent to a wet bar and leads out to the pool. You can see the doors and that the sofas are placed so the the traffic pattern is right through the center of the sofas. This feels and look awkward and we want a COZY look and feeling. Come on, where are the warm fuzzies!We replaced the art, the furniture and brought in a rug...all from the homeowner's storage unit! We moved the furniture close to each other.
